This place is under investigation for numerous violations including missing money,false evictions because of it,lst personal property and other matters. Sherri the owner doesn't even live here. Her review is fake. Look elsewhere. New management has an arrest record

Great place. Lived here for a while now. I had a huge fallout with an ex that walked out on the lease and I was not able to afford that trailer we had shared but Mandy at the front got me into an affordable trailer with no problems. LOVE LIVING HERE! I love the trailers aren't incredibly close to one another like all the other trailer parks I checked out before I moved into this place.

Park is under new ownership as of July 2015. The new owners have been putting a lot of time into taking care of the units and common areas. I've personally lived in two different units at Hillside and would recommend the park to anyone!

The park is under new management since 07/2015. These reviews on Yellow Pages do not reflect my experience at all. My unit was super clean with new floors and paint. Every time I have a maintenance issue the workers are quick to address it. Other residents are friendly. I feel safe there with my two kids.

glad I moved!

When I moved it they told me it would be cleaned. It was not. Bugs all over the place when i needed something fixed they would blow me off. Say they are coming that day. To fix it. I'd sit there all day and they would never show. They ladies at the front route their cell phones to the main office so there NEVER up there. They must be stupid because half the time I call it says the number has been disconnected. I check the number multiple times and I know its the right number because sometimes it works and sometimes it doesn't. The photos they use to show off their places to rent our OLD. None of them look that way anymore.

Despite all the bad reviews I gave them the befit of the doubt and rented from them last year, when going over the 8 page lease full of the craziest rules I've ever heard (they said "you dont have to read it, its just legal stuff that doesn't mater")like "tenants will shampoo carpets every 3 months" that would be fine if the carpet wasn't 20 years old and full of water marks from where the park was flooded. "it will be considered abuse of the heat/ac equipment if the thermostat is set below 78 degrees while cooling and above 68 while heating" under those circumstances living would be unbearable in a trailer . We were also required to sign a "pool, garbage, water, waste water service agreement" Don't be fulled by the name, the pool hasn't been in operation in years and according to the maintenance man they had plans to fill it in because it would cost too much to fix the pump. however they did go over the pool rules with us. I stayed there for 7 months paying my rent on time or early every month until I realize the dishwasher, fridge, shower faucet, carpet, roach problem, and electrical issues would never be fixed. One of the maintenance men said "the manager doesn't want us to fix anything after someone moves in" but what upsets me most is that they reported me to a collation agency for the time the trialed was vacant after I moved that came out to over $1100.

There are roaches. The rent is too high on the low quality mobile homes here. They advertise a pool and the pool isn't even operational! The lease is insanely retarded. Tenant is responsible for all repairs! Don't call them if something breaks because they may or may not return your call and may or may not do anything about it. My advice... RUN!

Place was affordable and spacious. Management is a bit strict, but is good and a bad thing depending on type of place your looking for. My understanding is the flood happened a few times in the past 30 years, but big dirt mountain was installed. All in all maintenance was fixing stuff from what I could see. No problems on my end, and repairs were fixed within a day or 2.

Flooded again 5-1-11, This isn't the 1st time this park has flooded. It had flooded 2 times in 2009 (Oct. and Dec.) that I know about. I would be aware of this mobile home park as the homes here are placed back up for rent once dried out to home lookers, whom don't realize the mold and mildew in the walls. Other worries is the wiring in the homes. After being flooded out I was put into another home which had the entire kitchen and living room on one breaker. I'm no home inspector but if I were this mobile home park would be condemned for unhealthy and unsafe homes. You can forget about getting any of your deposits back because there will be something in the contract that the owner will say you did or didn't do correctly. We handed him our keys and was told we will be mailed the key deposit and others as well......never received them. We contacted the manager and was told the owner said we forfeited our deposits because we didn't give them a 45 day notice we were moving out. Our lease was up july 1st and was moving out. The contract you practically need a lawyer to read and explain it to you.....the tenant basically gets charged for repairs to the home you RENT and good luck getting them to fix anything. We had a water leak in the main line coming to the home and was told it was a natural spring...after a few months of mowing around this stinky mess they called a "Spring" I told them they need to fix it. I had to show the maintenance guy exactly where it was coming out the ground and they finally repaired it.

If you have and love pets, this is NOT where you want to live, your dog must be in a 10x10 fenced area. If you dog gets out or off the leash, we was told our dog would be shot. They posted this information at the mail boxes as well.

Best advise I can give if your looking at renting here..... "DON'T"

This place is terrible!! Tenants be warned, you will be ripped off living in this place. You'll have a HUGE electric bill. You will be harassed daily on something, they will try to bleed you DRY!! You rent, but of course, you are responsible for EVERYTHING. Heaven forbid you need maintenance, they will charge you 45.00 to fix something in the trailer that YOU simply rent. You will have to pay water, a set bill even if you do not USE that much water. If you happen to run into a bit of trouble and can't pay your water bill on time, they shut it off and charge you late fee's. No exceptions!! If you fall on hard times and run late on rent, they tack on 200.00 until you pay it. Always threatening tenants, if you have a pet (dog) that happens to get get off his leash, they threaten to shoot your animal. This place is HELL on earth!!
